As a commercial real estate developer you have an opportunity to produce innovative, cost-effective high performance buildings. The movement from the industrial to the performance paradigm is intended to bring transformational improvement to new and existing facilities through high performance delivery. To learn more, a series of research articles (aka white papers) and a Performance Building Blog are included in this website. The introductory paper, "Performance Building" describes the five key transitions that will drive the industry toward the performance paradigm. These transitions: (1) Performance standards and measures, (2) Function-based computing, (3) Completed operating building focus, (4) Integrated innovation, and finally (5) Integrated optimization. The result of these transitions is a transformation from conventional “gray” and “green” buildings to high performance “green” buildings.
You can bring high performance in two stages: first, High Performance Strategic Planning allows you to raise your capacity to improve the ongoing operations of new or existing facilities; second, the Performance Building Process Planning is a project specific guide for your facilities team to organize the planning, production and operation of the high performance building.
Whether real estate spread is over a region (or the nation), or a campus, the High Performance Strategic Plan provides the means of establishing goals, appropriate strategies and tactics for optimizing your current and future buildings. The plan proceeds as follows:
Organization Leadership — the identification of leaders with the motivational and organizational skills to guide the group through the planning process, beginning with establishing a clear culture of improvement and purpose
Development Goals — the clear statement of goals is the beginning of all good planning initiatives.
Education and Training — because the performance paradigm is founded on computational science and systems thinking, education and training in these areas is important. The “Links” section of this website provides such resources for consideration.
Performance Standards and Measures — the white paper, “Performance Standards and Measures” describes how quantitative performance proceeds from the completed operating building and also the building process. You may begin to collect data from its existing facilities to help establish the market average baseline (MAB) data.
- Innovation Strategies — the white paper, “Integrated Innovation” describes how innovation proceeds from the performance paradigm. The sections that are particularly relevant to you include:
- Prototyping and Compositing
- Product and System Production and Pre-fabrication
- Cloud Innovation—both for developing and for adopting innovation
-
Optimization Strategies — the white paper, “Integrated Optimization” describes how optimization proceeds from the performance paradigm. The sections that are particularly relevant to you include:
- Organizational Integration
- Lean Design and Construction
- Process Integration and automation
- Completed Operating Building Optimization
Project Delivery Model — establishment of a model for the Performance Building Process(see below)
Equip & Empower leaders to pursue this and also the performance building process. Financing and other resources will need to be appropriated to engage in the performance paradigm.
- Planning
-
Project functions, needs, feasibility, constraints and performance objectives plan (derived from a business plan, or similar)
-
Leadership & Responsibility — establish a high performance specialist/representative and/or principal manager responsible for the value and performance of the completed building
-
Performance Standards & Measures — establish Market Average Baseline (MAB) and Performance Objectives Baseline (POB)
-
Process Selection — selection of a project planning, design, production and operation process (may consider two or more)
-
Production: Design, Construction and Delivery Leadership& Responsibility — solicit, evaluate and select an architect/engineer, and/or building producer and/or building operator (may be 1, 2 or 3 organizations).
- Performance Standards & Measures — finalize the value (cost) and performance objectives and considerations
- Finalize and enter into contractual relationship(s) and business terms
- Administer and finalize the project design and definition and validate the value and performance objectives and considerations
- Finalize and enter into final agreements (for the building performance and/or product)
Administer the project process and performance
-
Operation: Production Validation and Building Performance
- Transition from the production process to building operation
- Measure and administer the building performance and consummate the terms of the production contract(s)
Measure and administer the ongoing building performance
